Our floor plan

I’ve had quite a few requests for the floor plan so here is the final version. There is honestly nothing I would change about it at this stage, it works so well! I love that the kids have their own ‘wing’ and that they can get outside from the french doors off their hallway and playroom. This also lets air flow though the whole house. We also chose to put the kids rooms down that side because it’s south facing, which is the darkest part of the house, which doesn’t matter for rooms that are only used at night.

The whole house gets the morning sun and then the front rooms get the afternoon sun. I always thought I’d want a north facing backyard but I like the morning sun, especially in the summer when it’s hot, it means the house stays cooler. It’ll be interesting to see what I think after our first winter here though.

I also like the cavity sliding door between the living room and kids hallway, which keeps the noise down in their rooms at night. And the study nook is one of my absolute favourite things about the house!

We added a roller door so you can access the backyard from the front and could park boats, extra cars or caravans down the side. None of which we have, but it’s been helpful with the landscaping to have that access.

The rooms aren’t massive but they are definitely big enough. If rooms are too big you can feel like you’re rattling around in them, so I think the sizes are perfect. Having said that, the deck is massive and that’s awesome! It’s like a whole extra living space.

Any questions, just ask!

Thanks Amity! It’s so great to see a floor plan but then see the photos of the home completed. I really struggle to know whether a space is going to be too small or worse still, cavernous, just from a floor plan, so following your house build has been really educational for me, and hopefully, our renovations and extension will be just right. I think your home is just gorgeous.

Thanks Fran. I found that really hard too, I think everyone does. I used to measure out the room plans and try to get a feel for it, but still wasn’t sure if it would be too big or small until the walls were up. So I hope this helps!

Hi Amity. Fantastic job – your layout is perfect. I have always thought it imperitive to walk straight into the kitchen from the garage which can cause so many problems when trying to design a house but I can see that yours is on the opposite side but close enough to be convenient. One question- what are the dimensions of the kitchen and butlers pantry? I’m a Reno tragic and would love to incorporate this into our next project but having never had one I wouldn’t know how much space it would take up. Thanks for your posts. Your taste is impeccable and I would love for my next Reno to turn out this beautifully!

Hi Jenny, it’s 3700mm long and 1450mm wide from wall to wall. The walkway is 800mm wide. Hope this helps!

    Hi Amity,

I love love your house… you guys did a fantastic job.. well done to all who were involved. .. just wondering what type of fencing you used on the verandah?

    Thanks ☺

    • Amity says

Thanks Mary. Our carpenter did that fence by hand. He was amazing! I’m not sure if you can buy that pattern anywhere, which is not very helpful!

    Hi again Amity

Are you able to share the measurements of your entire ensuite and be able to also break it down by letting us know what the measurement are for the shower area, shower screen and vanity.

    Thank you
    Sheila.

    Hi Amity,

Just wondering if you remember the size of your pool? We are also interested in the Symphony but are unsure about what size to go for. How have you found the size of your pool?

    Thanks for your help,
    Jo

    • Amity says

Hi Jo, ours is 8 x 4 and I’m really happy with it. Phil thought we could’ve gone bigger at the start but I think it’s perfectly big enough. I guess it depends on how much size you have to work with in your yard, but for me this size is great.

  6. Jo says

    Hi Amity,
Thanks for the reply, that helps enormously. The 8×4 is the perfect fit for our space too and this is the size we have had quoted, however, like you, we were wondering if we should go bigger to accommodate three growing kids. I think we will stick to the 8×4.

    Thanks again,
    Jo

    Hi Amity

I really love your house and floorplan, and particularly the way you have incorporated the study nook and store room. Can you please add some photos of your study nook, as well as dimensions and what you have used for the door.

    Thanks
    Deb

    Hi Amity,

Your house is beautiful and the floor plan look perfect!

Just hoping you wouldn’t mind sharing a photo of your study nook? We’re in the process of designing for a new build and this is the one thing that I have no ideas for!

    Thanks!

    Hi Amity,

You’ve done a fabulous job on the house congratulations. I am currently updating my fibro house with weatherboard and am interested to know what colours you have used the for the weatherboard on your property. I am looking to have white trim on the windows and want something beachy and bright but just off white. Can you share what you have used, we have are a little restricted in that we have terracotta roof tiles.

    Thanks

    • Amity says

Hi Paul, we used Wattyl Wicker White. It’s a white with a tiny bit of yellow/green it is but it does have a contrast to a straight white (we used Wattyl White for the trims.) I looked at about 20 whites and compared the cards to each other to find the perfect shade (and spent ages agonising over it!) Hope this helps. :)

Hi Amity!!! I love your house. We are practically neighbors!! Your house is so deceiving. It’s so quaint on the outside and i would have NEVER in a million years have guessed it looked like that inside!! Just wondering how wide your main hallway and the hallway to the kids rooms are please? Thanks.

    • Amity says

Hi Debbie, it is definitely a lot bigger inside than it looks! The main hallway is 1600 and the kids hallway is 1000. :)

  13. Kara says

    Hi Amity

    Absolutely love your house!
Quick question – what are the dimensions of your laundry? And also the gap between the benches and cupboards? I want a wall of cupboards like yours, but worry that the walkway might be too narrow, yet yours looks fairly narrow yet still usable! Would love some insights if you don’t mind sharing

    • Amity says

Thanks Kara. The walkway is 1 metre, which is pretty standard for a comfortable space to walk through. Hope that helps!
